Arkansas Realtors® experienced an increase in the number of homes sold statewide in October as reflected in a report distributed by the Arkansas Realtors® Association this morning. The number of homes sold in Arkansas in October rose by almost six percent over a year ago while the average price of those homes sold rose by over 7 percent. The average price of the homes sold in the 43 county area surveyed by the Association increased from $145,959 in October 2011 to $157,267 in October 2012. Statewide valuations in October rose by over 14 percent from last year.

Arkansas Realtors Release May, June Home Sales



According to a news release distributed by the Arkansas Realtors Association today, Arkansas Realtors® had a "generally positive May and June."  According to the report, the number of homes sold in Arkansas in May increased by 7 percent over a year ago while the average price of those homes sold rose by 13 percent. In June the number of homes sold in Arkansas rose by less than 1 percent over a year ago and the average price of those homes rose by over 8 percent. The average price of the homes sold in the 43 county area surveyed by the Association increased from $138,403 in May 2011 to $157,362 in May 2012 $148,052 in June 2011 to $160,980 in June 2012.

Here are links to pdf versions of the May and June reports.  In our humble opinion, these reports are great news for sellers and for Arkansas home owners as a whole.  Statewide all numbers are up, up, up and that is fantastic news heading in the typically slower fall and winter seasons.

And the Mortgage Rate Streak Continues!

Record-reaching rates have practically become a weekly mainstay the last few weeks for 30-year and 15-year fixed-rate mortgages. For the past 16 weeks, the 30-year fixed-rate mortgage alone has averaged below 4 percent, increasing affordability by cheapening the costs of borrowing.

In its weekly mortgage market survey, Freddie Mac reports that average fixed-rate mortgages continue to reach all-time record lows from easing bond yields and a dismal June employment report.

Here’s a closer look at rates for the week ending July 12:

30-year fixed-rate mortgages: averaged a new low of 3.56 percent, with an average 0.7 point, down from last week’s previous record of 3.62 percent. A year ago at this time, 30-year rates averaged 4.51 percent.
15-year fixed-rate mortgages: averaged a new record of 2.86 percent, with an average 0.7 point, dropping from last week’s previous record of 2.89 percent. The 15-year fixed-rate mortgage has been below 3 percent for the last seven weeks. Last year at this time, 15-year rates averaged 3.65 percent.
5-year adjustable-rate mortgages: averaged 2.74 percent, with an average 0.6 point, dropping from last week’s 2.79 percent average. Last year at this time, 5-year ARMs averaged 3.29 percent.
1-year ARMs: averaged 2.69 percent, with an average 0.4 point, up slightly from last year’s 2.68 percent average. A year ago at this time, 1-year ARMs averaged 2.95 percent.

House to House: Personal photos may be distraction for home’s prospective buyers

Using personal photos to decorate the walls and tables is common in homes. It certainly is in the Glover Bryant house. However, if I were trying to sell my home, those personal photos of my dogs, my kids, my parents — basically my life — may be a turnoff to potential homebuyers. Plus, if you think about it, people looking at my home are going to learn an awful lot about me, and I’m not so sure what I think about that.

As with any issue, opinions differ. My opinion is that the truth lies somewhere in the middle.

House to House: Bees in residence cause danger to homeowners, neighbors


This week’s column was co-written by Little Rock Realtor Michelle Honea Dyer.

Last fall, neighbors alerted my friend Michelle that they were seeing bees on the far side of her home. They had small children playing in the area and wanted her to be aware so that she might have it investigated. Sure enough, there were lots of bees. Michelle called around and found a local pest control company that specialized in bees.
They came to her house and watched over several days and decided that they should try to “dust” them out. The company applied this dusting process in the late fall, hoping that it would remove them. Winter came and Michelle crossed her fingers that they had either moved on or found a new home. Nope.

House to House: Now is good time for homeowners to inspect decks

Considering that my deck is nearing the age of 10 years, I was glad to receive a news release reminding me to check my deck for safety concerns that could lead to accidents and injuries. It’s a thought that never occurred to me and probably wouldn’t have until the damage was done. It’s also a great time to do it since we are heading into prime deck-using season and we’ll be serving more meals out there in the months to come.

For the last two weeks, my co-workers and I have been enjoying the flirtations and frequent visitations of a family of cardinals outside our office windows. They often perch on the small ledges outside as if to ask if we, like the 6,000-plus Realtors in Arkansas, could help them find a home.

I don’t know if it is the warm weather, but there seems to be a lot more news about bats in Arkansas lately. Just last week I was reading about a bat with rabies being found near the Old Mill in North Little Rock.

The good news is that bats are one of the best insect controls there is, eating up to 600 mosquitoes each in an hour. We love this aspect of bats so much that my husband and I are considering building a bat house. We are getting our plans from the Organization for Bat Conservation website atwww.batconservation.org/drupal/free_plans.

I am all for progress, but have been sad to see hundreds of trees in more than one area of my frequently traveled routes cut down in the name of commercial development. Don’t get me wrong, I love having a White House Black Market and Walgreens within walking distance of my home. I just wish we didn’t have to lose trees in the process.

So it was a relief to my heart to recently receive a news release from Entergy Arkansas and the Arbor Day Foundation announcing that the two organizations were giving free trees to Entergy customers in Arkansas through the Energy-Saving Trees program. I ordered a red maple.

For 23 million Americans — including me — spring showers (and those Bradford pear trees) bring more than rejuvenation. They bring sniffles, sneezes and wheezing that could only mean allergy season is here. But before you and I run for cover indoors this spring, we apparently need to take heed: One of the most dangerous allergens (please say it isn’t so!) may be crawling inside our homes.

The staff at the Arkansas Realtors Association has been busy decorating our offices and our homes for the holidays.

We’ve been shopping for the “best deals” on indoor and outdoor lights, discussing how the recent rains might be impacting our outdoor lighting displays and growing more and more excited about spending the holidays with family and friends.

Like many people, this is one of my absolute favorite times of the year. I’ve always thought home never felt more like home than it does during the holidays. Maybe it’s the fire in the fireplace, the lights of the tree or the anticipation of young family members waiting for the day when all those presents can be popped open.

The one thing I’ve always missed because I have a house full of pets is surrounding my tree and my house with bright, big poinsettia plants. I always heard they were deadly to animals. Not so says the ASPCA’s Animal Poison Control Center. Yes, eating them will make your dog or cat feel pretty awful — mouth and stomach irritations and vomiting — but the ASPCA says its toxicity is overrated.

At the holidays I am always reminded of how blessed I am with family. When I say “blessed,” I mean Thanksgiving with 40 to 60 of my closest relatives — cousins, aunts, new babies and lots of great stories about days gone by and our ancestors. Then there are the food “must haves” like the requisite hot sausage tradition started by my great-grandfather, and my grandmother Maxine’s chocolate cake, without which my wing of the family would probably not make it through the door.

Knock on wood, I’ve never really had to deal with flooding or damage from tornadoes.
However, I keep in my thoughts the countless Americans who are still dealing with the wind damage and flooding that resulted from Hurricane Irene and the spring 2011 tornadoes. Lately, if you’ve seen me on any given weekend I am most likely wearing my “Willdabeast” shirt. The shirt memorializes the Joplin, Mo., teenager, Will Norton, who died in the May 22 tornado on his way home from his high school graduation. All proceeds from the T-shirt sales go to Joplin disaster relief.

Dear Pepe le Pew: Your kind has returned to my neck of the woods and, as much as I enjoyed watching you on cartoons as a child, the thrill is gone.

Actually, in all fairness Pepe, it’s not you — it’s the reality show version of you. Unlike the song you once crooned to me, I am not in the mood for love. The cold hard truth is that you and your Arkansas cousins stink, and your cousins’ stink lingers far too long after they’ve left. Eau de Skunk is not a scent I enjoy. Not early in the morning as I sit on my deck or late in the evenings as I sit on my porch. Nor do I enjoy the anxiety of having my dogs smelling of skunk upon re-entering my home.
